ESPRESSO PROPERTIES
THE REAL PROPERTY ARM OF THE VALANGA DI VITA AND THE PRACTICUM OF THE THOREAU COURSE

We live in properties and take care of them

. What is the legal way of stating this?
We are not just using the property as a refuge. We are TAKING CARE of the property, and teaching ourselves, the neighbors and others by example how to do this (THOREAU);
thus, we are officers and faculties of the VALANGA DI VITA COMPAGNIA, INC.

Living plants, even those in pots, require some kind of real property, whether rented or owned.
Massachusetts General Laws courts have held: Properties occupied for charitable purposes include: Housing for an officer or employee of the organization is occupied by the organization, not the officer or employee, if (1)the occupant pays minimal or no rent, (2) the occupancy is a condition of employment and (3) the residency contributes substantially to the organization's mission. If the housing is for the officers or faculty of a charitable educational institution, it must also be contiguous to the principal location of the school.

HOME
All faculty and officers of The Valanga di Vita should contribute to the residence economically speaking.
Take your time to figure this out.

Example: CONDITION ONE: FREE RENT FOR OFFICERS AND FACULTY OF VALANGA DI VITA as compared to A $50 A DAY HEROIN HABIT

HEROIN HABIT @ $50 a hit, one hit a day (lowball figures according to addicts we have spoken with in person)
TOTAL: $18, 250 a year on heroin habit.

HOUSING FOR VALANGA DI VITA

A property with a market value in terms of rent/mortgage of $1400 a month or $16,800 per year, requires 70 hours of work per month which is 840 hours per year, at a pay rate of $20 per hour which can be performed at any time.
This work can be actual gardening, or study of gardens and agriculture.
EXPENSES: leaf bags for FALL CLEANUP, 100 square foot property, with many large trees: each bag is worth fifty cents and in two hours one person can rake, fill and drag about ten bags, or $5, working slowly and neatly, breaking up and separating branches, and rocks, and trash that mayh have been buried in the ground by the prior tenant, and accounting for those who cannot lift that much weight due to injury or other problems.
Clothes including Jeans and hoodies which will be destroyed, approx. $125 ( clearance, jeans, $15, hoodies, $10. Heavy duty boots $50, heavy duty sneakers, $25, hat, $5, leather gloves, $20).

EXAMPLE: OTHER DONATIONS: WASHER AND DRYER. A hand washer called WONDER WASHER value $50 give or take.
In this example, the landlords made a gift of a Sears washer and dryer which together cost about $1400, or, another months' rent, which was delivered and installed to the premises occupied by ESPRESSO PROPERTIES.
This was in order that less time be spent washing the clothes which get very dirty while the occupants are gardening and landscaping.
Also, the washing machine gets teh clothes cleaner.
Also, that the clothes not be hung out to dry all over "hell, and half of Georgia" (that remark TM the landlord who appears to have passed his childhood in or around Georgia.)
EXPENSES: WATER, what percentage of monthly bill is for laundry? How can this be determined? LAUNDRY SOAP. $5 per jug, How often do we need this?

MISSION: Thoreau has proved from a holistic perspective that gardening improves mental well being but there is a boatload of evidence from the chemical perspective.

ECONOMIC OFFSET: If the government has to provide housing for a heroin addict at $800 a month, then the Section 8 cost to the government of ONLY TWO HORSE ADDICTS, who would be able to pay their own housing if they got off heroin, is equivalent to or greater than the gross contribution of the free rent provided.
The taxable portion of this is MERELY A FRACTION, which means, if we can get one single person to stop doing heroin for one single year, we have more than justified our tax free status.
